Agreement to these Terms
These Terms & Conditions (“Terms”) govern your use of ushomeasistance.com (the “Site”) and the listing alerts, guides, emails and text messages provided by US Home Assistance (“US Home Assistance,” “we,” “us” or “our”). By using the Site or signing up for alerts, you agree to these Terms and to our Privacy Policy. If you don’t agree, please don’t use the Site.
Who we are, and who we are not
US Home Assistance is an independent, privately operated listings and information resource. We publish plain-English guides about foreclosures, rent-to-own homes and private (by-owner and off-market) listings, point people to official listing sources, and send listing alerts by email, and by text message to people who opt in.
We are not a real estate broker or agent, and we do not represent buyers, sellers, landlords or tenants. We are not a mortgage lender or loan broker, and we do not make credit decisions, pre-approve anyone or arrange financing. We are not a law firm. We are not a government agency, and we are not affiliated with, endorsed by or acting for the U.S. Department of Housing and Urban Development (HUD), the Federal Housing Administration (FHA), the U.S. Department of Veterans Affairs (VA), the U.S. Department of Agriculture (USDA), Fannie Mae or Freddie Mac. Agency and program names appear on this site only to identify the official sources we link to.
We do not own, sell, rent or finance any of the properties mentioned in our guides or alerts. Listing details, including price, condition, availability, occupancy and terms, are set by sellers, landlords, agencies, auction companies and other third parties. They can change or be withdrawn at any time, and they may contain errors. Always confirm every detail with the seller, the listing agent or the official source before you make a decision or send any money.
Rent-to-own, lease-option, lease-purchase, contract-for-deed and owner-financing agreements vary widely. Read any contract carefully before you sign, and consider having it reviewed by a real estate attorney licensed in your state or by a HUD-approved housing counselor. Nothing on this site is legal, tax, investment or financial advice.
Eligibility
You must be at least 18 years old and able to enter into a binding agreement to use the Site and sign up for alerts. The Site is intended for people in the United States.
Our services
US Home Assistance provides general information about foreclosures, rent-to-own homes and private listings; links to official listing sources and consumer resources; and listing alerts by email and, if you opt in, by text message. Signing up for alerts is free. We may change, suspend or stop any part of the Site or our alerts at any time without notice.
Signing up is not an application for a home, a loan, a lease or any government program. It does not mean you are approved for anything, and it does not reserve or hold any property.
Listing information
Listings and property details we share come from sellers, landlords, listing agents, government agencies, Fannie Mae and Freddie Mac, auction companies and other third parties. We do not own, sell, rent or finance any property we mention, and we do not represent any buyer, seller, landlord or tenant.
Listing details, including price, condition, availability, occupancy, financing options and contract terms, are set by those third parties, can change or be withdrawn at any time, and may contain errors. We don’t verify every detail and make no promise that any listing is accurate, complete or still available. Including a listing or a source in our alerts or guides is not a recommendation of the property, the seller or the terms. You are responsible for confirming all details with the seller, listing agent or official source, and for your own decisions.
No professional advice
Content on the Site and in our messages is general information only. It is not legal, tax, financial, investment, real estate or credit advice, and it isn’t tailored to your situation. Rent-to-own, lease-option, lease-purchase, contract-for-deed and owner-financing agreements vary widely. Before signing any contract or making any payment, consider getting advice from a real estate attorney licensed in your state, a HUD-approved housing counselor, a licensed real estate professional or a lender.
Email and text message communications
Email. When you sign up, you agree that we may email you listing alerts, home-buying guides and related offers and promotions. You can unsubscribe at any time using the link in any marketing email.
Text messages. Our sign-up form has two optional text message consent boxes, both unchecked by default:
- Service updates and account notifications. By ticking the first box, you give your express consent to receive recurring automated text messages from US Home Assistance at the phone number you provide, such as listing alert notices and updates about your sign-up.
- Marketing communications and promotions. By ticking the second box, you consent to receive marketing text messages and promotions from US Home Assistance at the phone number you provide.
Consent to receive text messages is not required to purchase any product or service. Message frequency varies. Message and data rates may apply. Reply STOP to any message to opt out, or HELP for help. By providing a mobile number, you confirm that you are the account holder or an authorized user of that number. If you give up or change your number, please reply STOP from the old number or tell us through our contact form so messages don’t reach the new owner. Wireless carriers are not liable for delayed or undelivered messages. Our full mobile messaging terms are in our SMS Terms, which form part of these Terms.
No Sharing, Selling, or Renting of Personal Information
US Home Assistance respects your privacy and is committed to protecting your personal information. We do not sell, rent, trade, or share your personal information with third parties for their marketing or promotional purposes.
SMS Consent and Mobile Information: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared, sold, rented, or disclosed to any third parties or affiliates for their own marketing purposes.
We may disclose information to trusted service providers solely as necessary to operate our services, deliver requested communications, or comply with applicable legal requirements. These providers are required to protect your information and are prohibited from using it for independent marketing purposes.
Privacy
Our Privacy Policy explains what information we collect, how we use it and the choices you have. It forms part of these Terms.

Our total liability for any claim relating to the Site or our services will not exceed one hundred U.S. dollars (US $100). Some states don’t allow certain limitations, so parts of this section may not apply to you.
Indemnification
You agree to defend, indemnify and hold harmless US Home Assistance and its operators from any claims, losses, liabilities and expenses, including reasonable attorneys’ fees, arising from your misuse of the Site, your violation of these Terms, or your violation of anyone else’s rights.
Governing law and venue
These Terms are governed by the laws of the State of Iowa, without regard to its conflict-of-law rules. Any dispute relating to these Terms, the Site or our services will be brought exclusively in the state or federal courts located in Linn County, Iowa, and you consent to the jurisdiction of those courts.
Changes to these Terms
We may update these Terms from time to time. When we do, we’ll change the “Last updated” date above. Your continued use of the Site or our alerts after an update means you accept the revised Terms.
General
If any part of these Terms is found unenforceable, the rest stays in effect. Our failure to enforce any part of these Terms is not a waiver. These Terms, together with our Privacy Policy and SMS Terms, are the entire agreement between you and US Home Assistance about the Site and our services.
